My husband and I live in New York with our 3 year old son. Living costs are expensive in NY and was considering looking for affordable homes in Maryland next Summer 2008. Trusting real estate agents are tough because they are not fully honest. By other people’s experience, please let us know of any city/neighborhood in Maryland that is family friendly (schools, parks, shopping centers, best home locations near families w/ children). We didn’t want to visit a location with high crime rates as we are experiencing that now in New York City. Thanks for any help you can give us! : )

i know a living trust is a trust that holds title to ur house, and has a benificiary so when you die, it doesnt go to probate and transfers to the benificiary because you already signed it when you were alive. and it is alot less expensive than probate, and doesnt have to go to court.

i want the title on my house to be private, but i seen someone who had a living trust and it says jennifer kelly trust, or the kelly family trust, so that doesnt have privacy, most people use their name for the living trust.
what is a land trust and how is it different?

How can I dissolve my living trust with or without the attornery who drew it up and can I do this if I signed off while I was the trustor to act as sole/primary/first trustee?
I recently found out that my current home shows my family trust as purchaser of my home and 2 trustees as owner of what I thought was my home as I paid cash for it.
I want to sell this home to relocate, though it seems that I don’t even own it. Am I now homeless? I don’t know what to do. Any help or clarification would be helpful and if there is anyone who would allow me to follow up with you regarding other possible questions, please let me know. My home(?) is in California and I want to buy a home in Arizona. Again, I don’t know what to do.

They lost the house but recently came up with a large amount of money. Now they want to give me a cashier’s check to bid on it at the trustee sale and have me turn it back over to them soon after. Anyone know if this is illegal or is this risk-free, assuming I fully trust this person? House is in California.

my grandson is heir to an estate and includes a house. No will was left and he is the executor of the estate. The house probably will be ordered sold by the probate judge as there is another relative and the title to the house is in a family trust llc who handles the sale?

Florida.Title search says, quote:”Jane Smith and Donald Jones” co-trustees of the so and so trust dated 1/2/1996 and {my name } as their interest may appear “unquote. The reason for this is at one time these two,my sister and brother, were at one time the co- successor trustees, of the family irrevocable trust. They squandered all the money on fees and expenses. The grantor became angry and illegally signed over one of the properties to me [another son] The two co-successer trustees resigned after they spent all the money and sold all the other assets. They did not realize when the judge set aside the sale of this particular property, they were the still the owners, but not me,though my name is on the deed recorded at the courthouse. So,after seven years went by,my name was added to the title search as listed above, through adverse possession with title[Attornies use another term also,I don’t know what it is. .My question is : are they considered a single entity that would make their ownership together 50% and mine 50% or is it thirdsees all the way. {Excluding property improvements at my expense ?
